The gap between a £450 freelance site and a £3,500 agency site is mostly design polish and copywriting. The gap between either of those and a managed plan is whether anything happens after launch.

Almost every plumber I speak to has budgeted for the build and nothing else. Then the invoices start.

Some directories and lead companies give you a free plumber website. Read who owns the domain. If it is registered to them, you cannot take it with you when you leave, and every visitor you earned goes with it. Free gets expensive when you are renting your own address.

What a plumber’s site actually needs

Not much, honestly. Homeowners are not browsing. They have water coming through a ceiling and about ninety seconds of patience.

  1. Your phone number, large, at the top, tappable on a phone. Most emergency plumbing searches happen on a mobile.
  2. The areas you cover, named. “Plumber in Leeds, Horsforth, Pudsey and Otley” beats “we cover the North of England.”
  3. What you do and do not do. Boilers, bathrooms, emergency callouts, Gas Safe number. If you do not do commercial, say so. It saves wasted calls.
  4. Reviews on the page. Not a link to reviews. The actual words, on the page.
  5. A pricing signal. You do not need a full price list. “Callout from £80” filters out tyre-kickers before they ring.

Five things. A plumber does not need a twenty-page website, and anyone quoting £6,000 for one should explain what the other fifteen pages are for.

Pro tip

Photos of your own work beat stock images by a distance. Before and after shots of a bathroom you actually fitted, taken on your phone, will out-convert a smiling stock plumber every time. Take them as you go. Ten decent photos is a year of website content sorted.

The honest split depends on where your work comes from.

Pay once if: you are established, most jobs come from word of mouth or repeat customers, and the website exists to make you look legitimate when someone checks. A £600 freelance build plus £10 a month hosting is fine. You will need to redo it in five years.

Pay monthly if: you want the site to bring in work you do not already have. Run your own numbers rather than mine. Take your average job value, a boiler service at £90 or a bathroom at £2,400, and work out how many extra jobs a year would cover the cost. For most plumbers on a £99 plan, that is one decent install. Whether the site delivers that is not something anyone can guarantee, and be wary of anyone who does.
